The rent was £45 per year for the establishment. The brewery was rundown and had been on the market for ten years. It covered four acres of land and had its own water supply. The brewery came with a copper, a kieve, a mill, two malthouse, stabling for twelve horses and a loft to hold 200 tons of hay. His God father was Arthur Price the Archbishop of Cashel, who subsequently Arthur Guinness was named for. When the Archbishop died in 1752 he left Arthur and his father £100 each. With this money Arthur opened his first brewery in Leixlip, about ten miles outside of Dublin. On December 31, 1759 Arthur signed a 9,000 year lease for the brewery on James's Street in Dublin. It was here that he started the brewery known as Guinness. Arthur married Olivia Whitmore who was an heiress of Dublin who gave him 21 children, but only 10 would survive to adulthood. It was at this brewery that Arthur decided to stop brewing Ale and begin brewing Porter. This decision opened up all kinds of doors for him. When Arthur died in 1803, his brewery was worth £23,000, and his son Arthur Guinness II inherited everything.
